Because this is where the tornado started. The October 20, 2019 EF3 touched down near Love Field and skipped northeast along Walnut Hill Lane toward Central Expressway, and on these blocks it removed shingles, decking and in places whole roof sections. A great many of those roofs were patched quickly in the weeks that followed, and a patch ages differently from the roof around it.
The hail seasons since have done the quieter damage. Hail bruises and cracks a shingle without opening a hole, so the roof keeps water out until the next long rain finds the crack, and the leak then travels along a rafter and shows on a ceiling well away from the damage. Textured drywall ceilings stain and sag quickly once they are wet.
A sagging ceiling is a safety matter: stay out from underneath, put a container where it drips, and do not poke it unless you have somewhere for that water to land. Repairing one ceiling section with texture and paint is estimated at $450–$1,800, and an emergency tarp over the opening at $250–$1,200. They fill fast, because the ground around them does not absorb much. The scale of the rain here can be hard to picture. On August 22, 2022 DFW Airport recorded 9.19 inches in 24 hours, the second-highest 24-hour total on record there after 9.57 inches on September 4 and 5, 1932, and Dallas Fire-Rescue handled nearly 200 vehicle emergencies within the day. In a neighborhood of slab houses there is no basement to take the first of it.
Street water is Category 3, grossly contaminated, so the work starts with removal: carpet and pad out, wet drywall cut back above the wet line at an estimated $3–$8 per linear foot of wall, contents triaged, then antimicrobial and drying. Flood is excluded from a standard Texas homeowners policy and needs a separate policy that generally takes 30 days to take effect.
Many of the complexes along Lemmon Avenue and the Love Field side are two- and three-story walk-up buildings with exterior stairs, and several units often share one attic and one roof plane. That is a different arrangement from a high-rise: a water heater or an air handler in that shared attic drains into whichever unit happens to be underneath it, not into the home of the resident whose equipment failed.
