2026 price guide

Water damage restoration prices in Dallas

Quick answer

Drying one room typically runs $800 to $2,500, clean-water mitigation for a room or small area $1,200 to $4,000, and first-floor slab flood mitigation $3,000 to $12,000. Sewage and large mold work cost more. These are 2026 estimates for Dallas County, and the emergency-stage price is agreed before work starts.

Two calls that both start with "the floor is wet" can be completely different jobs. Clean water on tile in a utility room may dry in a few days with a couple of air movers. The same volume across carpet, pad, textured drywall and kitchen cabinet bases needs extraction, pad removal, a flood cut and a longer run of equipment, and a slab underneath keeps giving moisture back while it does.

Treat the table as a ballpark and call for a range based on what you can see. Reconstruction, meaning drywall, texture, paint and flooring, is quoted after the structure is dry, and no line here covers plumbing or foundation work. The Dallas cost guide explains what sits behind each figure, and the Texas insurance guide covers what policies usually do and do not pay.

What changes the price

Five things that move your quote

How much floor got wet

Extraction is priced by the square foot and drying by how many units run for how many days, so a wet utility room and a wet half of a house are on one scale with very different totals.

Clean, gray or sewage

Category 1 water off a supply line can often be dried in place. Gray water and sewage mean removing porous materials, disinfecting, protective gear and containment, which is why the per-square-foot figure jumps.

What the floors and cabinets are made of

Tile, laminate, carpet and pad, engineered wood, particleboard cabinet bases and bare concrete all behave differently, and hardwood or a slab needs specialty drying and more days than drywall does.

How long it sat before the call

A leak caught in an hour is a smaller job than one found after a weekend away, by which time water has climbed the drywall, reached the cabinet toe-kicks and started moving the flooring.

What hour the call lands

A night, weekend or holiday visit can carry an estimated $100 to $300 fee, said before work begins. A freeze or a hail night also means more callers than crews, which affects the wait rather than the price.

FAQ

Frequently asked questions

Why price drying by the day as well as the square foot?

Because the two halves of the job scale differently. Extraction depends on the wet area, while drying depends on how many air movers and dehumidifiers run and for how long. Readings at every visit decide when equipment comes out, so you are not paying for days a material does not need.

Are new drywall and flooring part of the drying figure?

No. Mitigation is priced first: extraction, removing what cannot be saved, drying and antimicrobial. Reconstruction is quoted afterward, with drywall estimated at $3 to $7 per square foot and a ceiling section at $450 to $1,800, once the readings show what actually has to be replaced.

Will insurance pay the figures in this table?

Only your insurer can answer that under your own policy, and nothing on this page is a promise about coverage. Many Texas policies pay for a sudden break and exclude long-term seepage, flood and sewer backup without an endorsement. Call your agent early; the photographs and moisture log help document the file.

What about my deductible?

You pay it. Texas Insurance Code Chapter 707 makes it unlawful for a contractor to waive, rebate, absorb or offset an insurance deductible or to help a policyholder dodge it, and a contract of $1,000 or more tied to a settlement must say in writing that the deductible is yours. Treat any offer to cover it as a warning sign.
